All the apartments in the old townhouse on Danckelmannstraße are in need of renovation, and two of them have been vacant for years.
That needs to change, and with your help, we can make it happen!
We stand for self-determined and communal living, social diversity, and fair housing conditions. Our goal is to create a place based on solidarity, participation, and sustainability – a long-term self-managed housing project that enriches life in the villa district of Eberswalde.

The Home
The corner house is well-known in the neighborhood for its liveliness and vibrant atmosphere. It has always been a place where one could live both short-term and long-term – a place where turnover is a strength and where many things can be shaped in a self-determined way.
A creative team and an ambitious project
We are a diverse, learning community of students, parents, children, craftsmen, scientists, and employees in nonprofit projects. Some of the residents have already been living in the beautiful, old townhouse at Danckelmannstraße 1 for more than 10 years and take loving care of the house.
What now?
When we realized that the current rental structures were not sustainable in the long term, the worry of losing our home grew. Our gratitude for the house and the fear of no longer having it sparked the first thoughts of solidarity. This is how the idea emerged to transform our ‘regular’ shared apartment into a housing project: We want to ensure that, in the future, many people who are looking for an affordable home, whether temporarily or long-term, can continue to enjoy this beautiful place.
Together with two other MHS projects in Eberswalde, we want to bring change to our city. Our goal is to create places that bring diversity to the city while also enabling affordable housing.

Purchase price and renovation costs
A proven model of solidarity financing and partnership with bank involvement
For the purchase of the villa and the initial renovation costs, we need financing of around €950,000. In addition to bank loans, we primarily rely on solidarity direct loans from supporters like you. This financing model was developed by the Mietshäuser Syndikat and successfully implemented in numerous housing projects. It combines community support with long-term financial stability.

Direct loans and subordinated loans – What’s behind them?
Customizable contracts for terms based on individual preferences
Direct loans offer you the opportunity to invest your money socially, locally, and transparently while actively supporting our housing project. These loans provide the necessary equity for the purchase and renovation of the house and reduce our reliance on bank loans. You have full transparency: You can see how the money is being used and will be regularly informed about the project's progress.
Additionally, you have the option to cancel your direct loan within an agreed timeframe and thus get your money back. This period can be flexibly determined in agreement with us, allowing you to maintain control over your investment.
Even smaller amounts make a big difference: Starting from €1,000, you can significantly help us bring the project to life. Every contribution counts—regardless of the amount.
Key information about loans
We will enter into a direct loan agreement with you as an LLC (limited liability company) with the following terms.
Open-ended direct loans provide the greatest support. Fixed-term agreements are also possible and helpful for the project

The financing model has been calculated and verified with advice from MHS.


Short legal notice
Since Danckelhaus GmbH (in english, LLC limited liability company) becomes the provider of various investment products by accepting direct loans, the interest rates vary between 0.1% and 2.2%, depending on the loan. A maximum of €100,000 or up to 20 direct loans per interest rate are accepted annually, meaning there is no prospectus requirement under the Investment Act. Direct loans are granted as subordinated loans, meaning that in the event of insolvency, the bank loan is paid first, followed by the direct loan providers.
